What is the MST Legacy Program?
If you are a retiring realtor in Calgary, you spent years earning your clients' trust. This program lets you hand them to the Michael Smith Team and still earn from them. You introduce each client to a named MST agent. When that client buys or sells, you earn a 25% referral fee, paid through Real.*
A referral fee is a share of the commission paid to the agent who sent the client. In this program, Real takes its 15% first. Then your 25% comes out before the team and agent split. The program is built to follow RECA's rules (as of September 2026), and every fee is paid through the brokerage, never from person to person. Our agreements are already drafted.

What could one deal pay you?
Take an illustrative $700,000 sale. A 25% referral pays $2,656 per deal, or $26,563 a year at 10 deals.* Founding Legacy Members earn 30%. That is $3,188 per deal and $31,875 a year at 10 deals.* These are examples, not promises.

How do you join? Two ways in
There are two ways in, and both work. Join Real as an active team member, keep selling, and step back later. Or join Real ready to retire and start referring right away. Either way, you stay licensed with Real and your fees are paid through Real.
- Join active, retire later. Join Real as an active member of the Michael Smith Team and sell with full team support. When you are ready to stop, you stay licensed with Real and refer your clients to MST. You stay connected to MST through your Legacy Program agreement.
- Join ready to retire. Join Real and start referring your clients to MST right away.
Real has a referral-only status, called Real Select, for agents who refer clients but no longer do licensed work. Where Real offers it, we will confirm your options with you. How does it work?
It takes three steps. You get your free estimate and have a private chat with us. Next, you sign your program agreement and join Real. Last, you introduce your clients. They agree in writing, and you earn when they buy or sell.
- Get your free Legacy Income Estimate. We show what your past clients could earn you, and we book a confidential 20-minute chat. No obligation.
- Sign your agreement and join Real. Trish handles the paperwork. To move your licence to Real in Alberta, your RECA application and payment must be finished before Real can complete onboarding.
- Introduce your clients. You record a personal video for your past clients. MST contacts a client only after that client agrees in writing to be introduced. Each client then gets a named MST agent. When they buy or sell, you earn your referral fee, paid through Real.*

Who is the MST Legacy Program for?
It is for Calgary agents getting ready to retire or slow down. You want your clients looked after and your income to carry on after you stop selling. You need an Alberta real estate licence that stays active with Real. Not retiring yet? See careers with the Michael Smith Team.
Do I have to stop selling right away?
No. You can join Real as an active team member, keep selling with the team's support, and step back when you are ready. When you stop selling, you stay licensed with Real and refer your clients to MST. Where Real offers referral-only status, we will confirm your options with you.
What does it cost to join?
The Legacy Income Estimate and the 20-minute chat are free, with no obligation. Real Canada lists no monthly desk fees, but Real also lists a sign-up fee, an annual fee and a fee on each transaction. We will confirm which apply to you. RECA lists the 2026-2027 licence renewal at $750 in total (RECA fees page, September 2026).
How are my clients looked after?
Each client gets a named MST agent, a reply within one business day, and a written update at least 3 times a year. Clients agree in writing before their information is shared.
