Sales slow, but the drop is concentntrated in condoes and townhomes
October sales of 1,592 brought your-to-date sales to 17,878 nearly 11% below 2025. CREB notes that most of this year's decline came from resale apartment condominiums and row-styles homes. One bright spot: sale of homes price above $1.5 million have picked up, thought they till make up less thatn 4% of all activity.
New listings fell to 2,928 (down 9% year over year), and inventory eased from September in line with normal seasonal patterns. Months of supply sat just under four, with the higher readings coming mostly from the apartment and row segments.
“Supply choice in the new, rental and resale markets has taken much of the pressure off prices this year.”
— Ann-Marie Lurie, Chief Economist, CREB®
Lurie added that downward price pressure is mostly in the oversupplied higher-density segments, while detached and semi-detached prices have been more stable.

What this means for buyers and sellers
Buyers looking at condos and townhomes have more choice and more room to negotiate than they've had in several years, especially in districts with higher supply. Sellers of detached and semi-detached homes are still in a fairly balanced market, so pricing right from day one matters more than ever as we move into the slower winter months.
