What is the best brokerage for a realtor near retirement in Alberta?

by Michael Smith

The best brokerage for a realtor near retirement in Alberta lists every fee, pays referral fees through the brokerage and has a clear plan for the day you step back. As of September 2026, Real Broker, the brokerage behind the Michael Smith Team in Calgary, lists no monthly desk fees and records referrals in its reZEN system.

Plain words. A referral fee is a share of the commission paid to the agent who sent the client. A desk fee is a monthly charge for a seat at a brokerage. reZEN is Real's transaction and payment system. Enquiries are confidential.

What should you compare in a brokerage for realtors near retirement?

Compare seven things: monthly fees, other fees, the yearly cap, how referral fees are paid, income after you stop selling, what your licence can do, and exit terms. Put the same questions to each brokerage in writing. The table shows each question and why it matters, plus what Real lists today. Fill in the other brokerages yourself.

Ask this Why it matters What Real lists (September 2026)
Are there monthly desk fees? You would pay them every month, even when you sell less. Real lists no monthly desk fees.
What other fees apply? Fees that are not monthly still add up. A sign-up fee, an annual brokerage and risk management fee, and a per-transaction compliance fee. See Real Canada's fee page.
Is there a yearly cap on what you pay the brokerage? A cap limits your yearly cost. Real lists a $7,500 CAD annual company cap for team members.
How are referral fees paid? In Alberta, referral money goes through the brokerage you are registered with. Through Real. Referrals to another Real agent are recorded in reZEN.
Is there a program that pays after you stop selling? This is income that does not need new deals. Real Retirement pays revenue share to eligible agents who keep an active licence with Real.
What can your licence do if you only refer? Referral-only agents have limits on the work they can do. Where Real offers referral-only status, agents refer clients but cannot do licensed work, such as writing contracts or holding open houses.
What happens if you leave or pass away? Your income, and your family's, may depend on the answer. If you leave Real, revenue share stops. On passing away: As per Real Canada's current rules, subject to change.

Can you stay licensed with Real and refer your clients to us?

Yes. That is how the MST Legacy Program works. You join Real, keep your Alberta licence active, and refer your clients to a named MST agent. The fee is paid through Real under your program agreement.* Where Real offers referral-only status, we will confirm your options with you.

Here is why the licence stays active. RECA's Rule 54 says referral money must go through the brokerage you are registered with, not directly between agents. Our agreements are drafted, and the program is built to follow RECA's rules (as of September 2026). Every fee is paid through the brokerage. Renewal dates and what happens if a licence lapses are on our page about keeping your licence and referral fees in Alberta.

Real also has a referral-only program called Real Select. In it, an agent refers clients to other agents and earns a referral fee. The agent keeps their licence active and their continuing education current. Real's own page says referral-only agents cannot do licensed work, such as negotiating or writing contracts.

Real also says an agent is either on a team or referral-only as an independent agent. So if you choose that status, you stay connected to MST through your Legacy Program agreement.

What is Real Retirement, and is it the same as the 25% referral fee?

No. Real Retirement is a Real program that lets eligible agents keep earning revenue share after they stop producing. The 25% legacy referral fee* is a different payment, set in your MST Legacy Program agreement. Revenue share is based on agents you attracted to Real. The referral fee is based on deals from your past clients.

You qualify for Real Retirement after at least five full consecutive years of producing with Real, with no breaks (as of September 2026). Real sets that rule and can change it, so read Real's official Real Retirement page and confirm the current terms with Real. You must also keep an active real estate licence with Real. If you leave Real or are terminated, revenue share payments stop.

What does Real Broker charge in Canada?

As of September 2026, Real lists no monthly desk fees, but it does charge other fees. Real Canada lists a sign-up fee, an annual brokerage and risk management fee, and a per-transaction compliance and broker review fee. Real also keeps 15% of commission until you reach its company cap. Check Real Canada's fee page for current amounts.

Real lists a $7,500 CAD annual company cap for team members (Real support centre, updated August 2026). Caps differ by plan, so look at the plan you would be on. We will confirm which fees apply to your status before you join. Real can change its fees at any time.

How does Real pay referral fees?

Real pays referral fees through the brokerage, using reZEN. When you refer a client to another Real agent, a referral transaction is created in reZEN once that agent adds you as a participant. For a referral to an agent outside Real, the other brokerage pays Real, and Real pays you.

In the Legacy Program, your referral fee is paid through Real, never directly by a team or another agent. Our 25%* is taken after Real's 15%. Our page on how referral fees work in Alberta explains the rules for any agent.

What happens to your income if you pass away?

As per Real Canada's current rules, subject to change. We do not guess at this for you or your family, because the rules can change. Ask us for the current details in your confidential chat. Then ask any brokerage the same question in writing before you sign. On the checklist above, this is the one to get in writing.

How do the two ways in work, and who helps with the move?

There are two ways in, and both are fine with us. Way one: join Real as an active agent working with MST, then step back when you are ready. Way two: join Real and step back straight away. Where Real offers referral-only status, we will confirm your options with you first.

With way one, we confirm the status that fits under Real's rules when you step back. Trish, our Team Admin, handles the paperwork either way.

  1. Talk with us. Book a free, confidential 20-minute chat and ask for your Legacy Income Estimate. No obligation.
  2. Move your licence to Real. The RECA application and payment must be finished before Real can complete onboarding. Trish helps with the forms.
  3. Refer your clients to a named MST agent. Clients agree in writing before their information is shared. Our team handles showings, media and marketing.

Does Real pay referral fees?

Yes. Real records referrals in its reZEN system, and pays referral fees through the brokerage. Under RECA's Rule 54, referral money goes through the brokerage you are registered with. In the MST Legacy Program, your referral fee is paid through Real, under your program agreement.*

Is Real Retirement the same as the MST legacy referral fee?

What happens if a retired agent passes away?

As per Real Canada's current rules, subject to change. We do not guess at this for you or your family. Ask us for the current details in your confidential chat. Ask any brokerage the same question in writing before you sign, so your family is not left with surprises.
