Detached sales hold up as listings rise
September sales usually dip from August, but stronger detached activity kept total sales at 1,650 units. New listings also rose from August to 3,354, pushing the sales-to-new-listings ratio down to 49% and keeping inventory relatively stable. Months of supply held at just under four, unchanged from August. Year-to-date sales total 16,291, about 10% below 2025.
Conditions continue to vary by property type. Detached homes remain in balanced territory, while higher supply in the apartment and row segments is giving buyers more options and more negotiating room.
“The variation in market conditions between property types is related to where the supply was added.”
— Ann-Marie Lurie, Chief Economist, CREB®
Lurie explained that the construction boom of the past three years mostly added apartment and row-style homes, while detached homes did not see the same boost in supply. A stronger job market and positive net migration have kept demand solid, but not enough to absorb all of the new higher-density supply, which is why those prices have felt the most pressure.

With 2,968 homes in inventory and 3.31 months of supply, the detached market stays balanced. The benchmark price of $739,400 is 1% lower than last year, mostly due to declines in the North East, East and North districts.
Semi-detached
Semi-detached sales reached 163, up about 5% from a year ago. The sales-to-new-listings ratio was 45% and months of supply came in at 3.67. At $685,200, the benchmark price is essentially unchanged from September 2025.
Row / townhomes
Row sales fell to 248, 18% below last year, while inventory edged up to 1,103 units. Months of supply rose to 4.45, and the $412,400 benchmark price is 5.5% lower than a year ago.
Apartment condominiums
Apartment sales came in at 343, down 14% from last September. With 1,816 units in inventory and 5.29 months of supply, apartments remain the most buyer-friendly part of the market. The benchmark price of $291,400 is about 8% lower than last year.
Benchmark prices by Calgary district
Only the West (+1.7%) and City Centre (+0.2%) districts posted year-over-year price gains in September. The North East (-6.1%), East (-4.7%) and North (-3.3%) saw the largest declines.
Airdrie, Cochrane, Okotoks and Chestermere
- Airdrie: benchmark price $505,800 (down 3.8% Y/Y), 115 sales and 4.17 months of supply. Year-to-date sales are down 13%.
- Cochrane: benchmark price $575,400 (down 0.4% Y/Y), 68 sales against 163 new listings. The 42% sales-to-new-listings ratio was the lowest since January, pushing months of supply to 5.19. Year-to-date sales are still up nearly 6%.
- Okotoks: benchmark price $606,800 (up 0.1% Y/Y), 56 sales and 122 homes in inventory. With a 76% sales-to-new-listings ratio and just over two months of supply, Okotoks remains one of the tightest markets in the region.

What this means for buyers and sellers
Buyers shopping for condos or townhomes have plenty of choice and more room to negotiate, especially in the North East and East. Sellers of detached homes are still in a balanced market, but with more listings coming on, sharp pricing and good presentation make a real difference.
