What We Love About Chaparral

Lake Chaparral and its park are what the Michael Smith Team likes most about Chaparral, Calgary. As of November 2026, the Lake Chaparral Residents Association (LCRA) describes a 32-acre man-made lake in a 22-acre park. Fish Creek Park runs along Chaparral's north edge, and the City has about 13 km of pathways inside the community.

The lake and park

Access is for active members in good standing and their guests, says the LCRA. See its About page.

Fish Creek Park

Fish Creek Provincial Park lies along the north edge for about 2.6 km. See the Alberta Parks page for advisories and closures. We skip entrances and trails, because they change.

Pathways and green space

About 58 hectares of City parks and green spaces sit inside Chaparral, and the pathways add up to about 13 km. The 58 hectares include two school fields and leave out the LCRA park.

A mix of homes

Mostly houses, with some semis, townhomes and low-rise apartments.

Who Chaparral Suits

Chaparral may suit buyers who want a lake and park setting and a car-based commute, including couples whose children have moved out and who want the right next home. It may suit you less if you want a CTrain station close by or no lake association fee.

If you are selling a family home and buying your next one

About 1 in 5 homes in the 2021 Census was a semi, row house or apartment, so there is a choice beyond a big house. About 10% of residents were 65 or older (Calgary: 13%). Most homes were built from the mid-1990s to the late 2000s. Some people buy first and some sell first. We can walk through both with you. CMHC's page says the purchase price of a home with an insured mortgage must be below $1.5 million. Ask your lender how that applies to you.

If you are moving up with children

21% of residents were under 15 (Calgary: 18%). Two schools are inside Chaparral, and Fish Creek Park is along the north edge. School assignment depends on your address.

If you want lake living

The Lake Chaparral Residents Association (LCRA) says membership is for the title holder of a qualifying Lake Chaparral address, and fees apply. Read the lake sections below before you write an offer.

If you are an investor

About 1 in 11 households rented its home (9%; Calgary: 31%). The LCRA says an owner who rents the home gives up lake rights, which pass to the tenants under an agreement. Ask the LCRA how that works for the home you are looking at.

Tell us your budget and what you want next, and we'll show you what fits, street by street.

Good to Know Before You Buy in Chaparral

The biggest check in Chaparral, Calgary is lake membership. As of November 2026, the Lake Chaparral Residents Association (LCRA) says its annual membership fees are registered as a legal encumbrance on the property title. An encumbrance is a legal claim registered on a property's title. Read the title and ask the LCRA if the address qualifies before you offer.

Membership on title

The LCRA says membership is mandatory for those living within Lake Chaparral. That is the association's wording, not legal advice, so confirm with your lawyer and the LCRA. See its property owners page.

Which addresses qualify

The LCRA says membership is for the title holder of a qualifying Lake Chaparral address, and it does not publish which addresses qualify. All members can use its swim dock and boating dock, but private and direct-access docks are only for properties with direct access. Read the title and ask the LCRA before you write an offer: 403-254-4148 or info@lakechap.ca.

Good standing

Unpaid fees may cost a member access to the lake, park and amenities, per the LCRA. Fee amounts are in the lifestyle section below.

Two associations

The LCRA runs the lake, park and fees. The Chaparral Community Association is a separate group, and it sends fee and lake questions to the LCRA.

A car-based community

In the 2021 Census, 87% of employed residents drove to work (Calgary: 77%). The getting-around section below has the rest.

Zoning is still moving

Check your lot with the City, and see What's Changing below.

For safety data, use the Calgary Police Service Community Safety Dashboard. We don't print a Chaparral number here, because the dashboard leaves out some call and crime types.

What's Changing in Chaparral as of November 2026?

Two zoning changes matter for Chaparral buyers. Calgary's citywide rezoning was repealed, and the change took effect on August 4, 2026. On October 22, 2026, Alberta made a regulation that directs Calgary to create an overlay over lots restored to low-density zoning. What it means for a given lot is not clear yet, so check your lot with the City.

Repeal of blanket rezoning

The City says Council approved the repeal on April 8, 2026. Check the City's rezoning page and its land use district tool. Our guide on Calgary's zoning changes and lot value goes deeper.

Alberta regulation (O.C. 353/2026)

It gives Calgary three months to create an overlay of the residential lots whose low-density districts were restored by the repeal. It also tells the City to review its Land Use Bylaw against the province's infill policy on or before September 1, 2027. Until it meets those requirements, the City may not change the overall zoning of the overlay. Read the King's Printer notice.

Bus service

Calgary Transit's fall 2026 service changes page (dated August 12, effective August 31) does not list changes to routes 78, 167 or 194. Check its page for current routes and times.
