What We Love About Mahogany
What we like most about Mahogany is the lake. The Mahogany Homeowners Association (MHOA) runs the Mahogany Beach Club and two beach parks. The community also has a Sobeys and more than 20 km of pathways, per City Parks data. Here are four things we point buyers to.
- A large lake: MHOA says the lake is approximately 64 acres and describes it as Calgary's largest lake. MHOA says lake use is for Mahogany residents and their guests.
- Two beach parks and a Beach Club: The Beach Club is at 29 Masters Park SE. MHOA says the Main Beach Clubhouse has outdoor fitness equipment, a splash park, tennis courts, an outdoor hockey rink and a summer skate park.
- Pathways: City Parks data shows more than 20 km of pathways inside the community. MHOA cites 22 km.
- Shops and a market: Sobeys Mahogany is at #1200, 7 Mahogany Plaza SE. MHOA runs a seasonal farmers' market that it describes as open to the public.
Good to Know Before You Buy in Mahogany
Mahogany has a few trade-offs to check before you buy. As of October 2026, the Mahogany Homeowners Association (MHOA) says every property has an annual fee, and the lake is not supervised or lifeguarded. No CTrain station is inside the community, and the City still classes it as developing. Here are four checks, plus where to find safety data.
- An annual fee on every property: MHOA says each property here has an annual encumbrance fee attached to its land title by law. MHOA calls paying it a legal requirement. As of October 2026, MHOA's public fee page doesn't state the annual fee amount, so ask MHOA for the amount that applies to the home you're looking at. This is MHOA's wording, not legal or tax advice.
- A lake with rules: MHOA calls the lake a "Use At Your Own Risk" facility, with no supervision or lifeguards. MHOA says lifejackets must be worn the whole time you are on the water, and it cites the City of Calgary Water Safety Bylaw (Bylaw 9084). Lake and beach rules are MHOA's and can change, so read them before you buy.
- Driving is the norm: In the 2021 Census, 86% of commuters drove (Calgary: 77%). The nearest Red Line CTrain station, Somerset-Bridlewood, is about 10 km away in a straight line.
- A developing community, per the City: The City classes Mahogany as "developing", which is a planning class, not a count of unfinished homes. The land east of 88 Street SE is a City-labelled undeveloped area. Ask what's planned nearby before you buy.
For safety data, use the Calgary Police Service Community Safety Dashboard. We don't print a Mahogany number here, because crime data changes and sources differ.

Lifestyle and Amenities in Mahogany
The community's amenities include Mahogany Lake and the Mahogany Beach Club, which the Mahogany Homeowners Association (MHOA) runs. Under MHOA's rules as of October 2026, each member aged 16 and older may bring four guests, up to eight per household. Members must be present in the parks while their guests are there. It formed in 2024, volunteers run it, memberships are optional and it has no facility. See the Mahogany Community Association site.
- Shops and market: Sobeys Mahogany lists a pharmacy among its services. See MHOA's farmers' market page for the current season.

Which Schools Serve Mahogany, by Board?
As of October 2026, two schools sit inside Mahogany. Mahogany School (Calgary Board of Education, CBE) goes from kindergarten to Grade 5. Divine Mercy School (Calgary Catholic School District, CCSD) goes from kindergarten to Grade 6. Which school a home is assigned to depends on its address, so confirm it with each board before you buy.
- Calgary Board of Education (CBE): Mahogany School (K to 5) is at 165 Mahogany Blvd SE. CBE lists it as a lottery or overflow school. CBE's March 4, 2026 notice says some new registrations from Mahogany are sent to other schools when they can't be placed there. Check an address with the CBE Find a School tool.
- Planned CBE middle school: CBE lists a planned Mahogany Middle School for Grades 7 to 9 at 77 Masters Terrace SE, targeting 2029-2030. The grades can change, and the designation areas and opening date aren't confirmed. See the CBE project page.

What's Changing in Mahogany as of October 2026?
As of October 2026, three things are changing in or near Mahogany. The City of Calgary's repeal of citywide rezoning took effect on August 4, 2026. The Calgary Board of Education (CBE) lists a planned middle school, targeting 2029-2030. The City projects Green Line Phase 1, a CTrain line being built, opens in 2031 and does not reach Mahogany.
- Zoning (took effect August 4, 2026): On April 8, 2026, City Council voted to repeal the citywide rezoning. The City's timeline lists August 4, 2026 as the date the zoning changes came into effect. We can't tell you what applies to your address, so check the City's rezoning page. Our guide on Calgary's zoning changes and lot value goes deeper.
- Mahogany Middle School (planned): CBE lists it as planned for Grades 7 to 9, targeting 2029-2030. Its page says construction procurement is ongoing. Dates can change, so check CBE for the latest.
- Green Line (projected 2031): The City says Phase 1 runs from Shepard to downtown. Shepard is in the southeast, near Copperfield and McKenzie Towne. The City projects opening day for 2031. The line does not reach the community. The City says the south extension is unfunded and has no date, and its long-term plans list an Auburn Bay and Mahogany station.
- City planning class: The City classes Mahogany as "developing", and the land east of 88 Street SE is a City-labelled undeveloped area. We can't say what any of this does to prices.
Who Mahogany Suits
Mahogany, Calgary may suit buyers who want a newer home near a lake and are comfortable with an annual Mahogany Homeowners Association (MHOA) fee and a car-based commute. It may suit you less if you want a CTrain station close by or no association fee. Below, we pair common goals with the facts to check.
- If you want lake living, MHOA says its lake and beach facilities are for Mahogany residents and their guests. Ask MHOA for the fee that applies to the home you're looking at.
- If you are buying your first home, compare houses, row houses and condos, and get each one inspected. Read our guide to first-time home buyer incentives in Alberta.
- If you have school-age children, two schools are inside Mahogany, but assignment depends on the address. Confirm with each board.
- If you are an investor, 14% of households rented their home in the 2021 Census. MHOA says lake credentials go to registered owners who live in the home, and otherwise pass to tenants, so read its rules for rentals.
- If you want to commute by train, Mahogany may not fit. The nearest Red Line station is about 10 km away in a straight line.
- If you own a home here and are thinking of selling, see our guide to what it costs to sell a house in Calgary.
We can't guarantee price, timing or outcome for any purchase or sale. Tell us your budget and we'll show you what fits, street by street.

Mahogany, Calgary Real Estate FAQ
Is Mahogany, Calgary a good place to live?
Mahogany may suit buyers who want a newer home near a lake and accept an annual Mahogany Homeowners Association (MHOA) fee and a car-based commute. It may suit you less if you want a CTrain station nearby, because Mahogany has none. In the 2021 Census, 92% of homes were built from 2011 to 2021 and 86% of commuters drove. We can't give a one-word verdict, but we can set up listing alerts and talk it through.
What is the Mahogany lake fee and who pays it?
The Mahogany Homeowners Association (MHOA), which runs the lake, says every Mahogany property has an annual fee on its land title. MHOA calls it an encumbrance fee and a legal requirement. As of October 2026, MHOA's public fee pages don't state the annual amount, so any dollar range online is not from those pages. MHOA sends notices in the first week of November, and the fee is due at year end, so check your notice for the exact date.
Can non-residents use Mahogany Lake?
Not as members of the public. The Mahogany Homeowners Association (MHOA) says its facilities, which include Mahogany Lake, are for the exclusive use of Mahogany residents and their guests. As of October 2026, members must be present in MHOA parks while their guests use them, and guests are signed in. The lake is not supervised or lifeguarded. Check MHOA for the current rules.

Confirm the school for any address with each board before you buy.
Is Mahogany, Calgary safe?
We can't give a one-word verdict or a crime number, because crime data changes with late reporting and reclassified offences. The Calgary Police Service Community Safety Dashboard is updated on the fifth of each month, and it does not include all call and crime types. Look up Mahogany there, then walk the streets you like at different times of day.
