What We Love About Auburn Bay

What we like most about Auburn Bay is the lake. The Auburn Bay Residents Association (ABRA) says it covers 43 acres and sits in a 13-acre park. ABRA also runs Auburn House and a list of programs and events. Here are four things we point buyers to first.

  • A big lake: By ABRA's count, the lake is 43 acres, about 840 m long and 440 m wide, with a deepest point of about 30 feet. ABRA describes it as one of Calgary's largest lakes. It lists floating docks, a fishing dock and boat rentals. Trout are stocked twice a year.
  • A park for every season: ABRA lists beach volleyball, tennis and pickleball courts, an amphitheatre, a toboggan hill and a disc golf course. In winter it lists two large hockey rinks, a leisure rink and a skating loop around the lake. These are seasonal.
  • Auburn House: ABRA's centre is at 200 Auburn Bay Blvd SE. ABRA lists an indoor banquet room and a gymnasium, and park hours of 9 a.m. to 10 p.m., Monday to Sunday.
  • Events and programs: ABRA says it employs a full-time Programs and Events Manager. Its examples include the Seniors' Drop-in, the annual Beach Party, End of Summer Fireworks and summer camps.

Good to Know Before You Buy in Auburn Bay

Auburn Bay has a few trade-offs to check before you buy. As of October 2026, the Auburn Bay Residents Association (ABRA) says membership is automatic and mandatory with buying a home, and it charges an annual fee. Auburn Bay has no CTrain station, and most commuters drive. Here are the checks, with ABRA's fee tiers.

  • A mandatory ABRA membership: ABRA says membership comes with buying a home. It says dues are reviewed each year and secured by an encumbrance on each member's Certificate of Title. A board of resident representatives runs ABRA. This is ABRA's wording, not legal advice. Ask a lawyer how it applies to a specific title.
  • ABRA's annual fees: The table below shows ABRA's 2026/2027 fees. Which tier a home pays is a question for ABRA, so ask before you make an offer.
  • When the fee is due: ABRA says it invoices members in March, and fees are due April 1 each year.
  • What the fee pays for: ABRA lists Auburn House operating costs, landscaping and maintenance (including enhanced boulevard and entryway maintenance), programming and events. It also says residents get assets, such as a lake, that the City would not normally maintain. ABRA publishes audited statements before its AGM.
  • Short-term rentals: ABRA says short-term rentals and Airbnbs cannot get ABRA membership. Read its rules page if you are buying to rent.
  • Future projects: ABRA has a published 10-year life-cycle study (2022). It says it must keep a robust reserve fund to avoid special assessments. See ABRA's future capital projects page and ask ABRA what applies to the home you are looking at.
  • Driving is the norm: In the 2021 Census, 82% of commuters drove (Calgary: 77%) and 4% took transit (Calgary: 9%). The nearest current CTrain station, Somerset-Bridlewood, is about 7.8 km away in a straight line.
ABRA annual fees, 2026/2027, including GST (ABRA's labels, checked October 24, 2026)
ABRA tierAnnual fee, including GST
Standard$523.92
Lake Access$720.41
Lake Shore$1,047.80

ABRA says credit card payments add 2%, and fees are subject to annual compounded inflation increases and GST. These are ABRA's amounts, not ours, and they can change. See ABRA's fee page.

Lifestyle and Amenities in Auburn Bay

Auburn Bay's main amenities are Auburn Bay Lake, the park around it and Auburn House, all run by the Auburn Bay Residents Association (ABRA). ABRA says these are for its members and their guests, not the public. As of October 2026, the rules and links are below. ABRA can change them, so read the current ones before you buy.

  • Lake status and safety: ABRA uses a green, yellow and red flag system. Green means suitable, yellow means extra awareness and red means lake access is restricted. ABRA says lifejackets are mandatory on ABRA watercraft and highly recommended otherwise, with free loaner stations at the beach and boathouse. Check ABRA's water and ice safety page for current status.
  • Who can use the lake and park: ABRA says its amenities are for the exclusive use of members and their guests. Under its rules, a household in good standing may have five guests per day, and residents must stay with their guests. Members can't sign in other Auburn Bay residents. For bigger gatherings, ABRA uses a "Gate +8" list of up to 8 guests, filed at least 48 hours ahead.
  • Cards and kids: ABRA says membership cards need residence in the Auburn Bay home and can't be transferred, even within a household. Children under 12 get no card and may use facilities only with a card-holder adult. Ages 12 to 15 get cards, with a waiver. An owner can transfer privileges to a tenant with ABRA's form (tenant transfer fee: $100 plus GST).
  • Park rules: ABRA says no dogs or domestic animals are allowed on ABRA property (service dogs excepted). It says alcohol, smoking, cannabis and vaping are not permitted in the park, and fishing is from the fishing dock and boats only. ABRA amenities are "Use at Your Own Risk." Read the rules page.
  • Two groups, two jobs: The Auburn Bay Residents Association runs Auburn House and the lake, and it charges the mandatory fee. The Auburn Bay Community Association (ABCA) is a separate, volunteer-run group. Its membership is optional at $25 per year, and it supports community events. ABCA says it is working toward funds for a new community centre.
  • Shops, services and more: ABRA's Local Amenities page lists schools, leisure, gas stations, banks, grocery stores, restaurants and health services in Auburn Bay and neighbouring Mahogany and Seton. We name no businesses here, so check current listings.
  • Nearby, not in Auburn Bay: South Health Campus, at 4448 Front Street SE, is in Seton, just south of Auburn Bay. See Alberta Health Services for services.

Which Schools Serve Auburn Bay, by Board?

As of October 2026, the Calgary Board of Education (CBE) has three schools in Auburn Bay. Auburn Bay School and Bayside School go from kindergarten to Grade 5, and Lakeshore School goes from Grade 6 to 9. The Calgary Catholic School District (CCSD) has options too. Confirm the school for any address with each board.

  • CBE elementary: Auburn Bay School (K to 5) is at 7 Auburn Bay Ave SE. Bayside School (K to 5) is at 15 Auburn Crest Park SE.
  • CBE Grades 6 to 9: Lakeshore School is at 430 Auburn Bay Dr SE. CBE notices on file (December 14, 2023) list overflow to Nickle School for new registrations Lakeshore can't take, and Lakeshore's page shows a lottery or overflow program. Check your address with CBE.
  • CBE high school: Joane Cardinal-Schubert High School (Grades 10 to 12), at 19480 - 45 St SE, is in Seton. A CBE notice on file (March 12, 2024) lists overflow to Centennial High School for new Grade 10 to 12 registrations from Auburn Bay and nearby communities that can't be placed. • CCSD attendance areas: CCSD says attendance areas change from time to time, and families register at the school in their attendance area. Check an address with the CCSD attendance-area maps.

We don't rate schools, and we can't promise that any home is assigned to any school. Confirm with the board before you make an offer or enrol.

What's Changing in Auburn Bay as of October 2026?

As of October 2026, three things are changing in or near Auburn Bay. The City's repeal of citywide rezoning took effect on August 4, 2026. The City projects the Green Line, a CTrain line being built, opens in 2031 and does not reach Auburn Bay. The Calgary Catholic School District (CCSD) has published a new high school attendance area.

  • Zoning (took effect August 4, 2026): On April 8, 2026, City Council approved the repeal of blanket rezoning. On July 21, 2026, Council dealt with motions arising. The City says properties rezoned in 2024 that had not applied or been approved under R-CG, R-G or H-GO go back to the district they had before August 2024, with exemptions. For R-CG, the City lists lower height (11 m to 10 m) and lot coverage (60% to 55%) and no zero-lot-line for future developments. A property can have a secondary suite or a backyard suite, not both. We can't tell you what applies to your address, so use the City's find-your-land-use tool on its rezoning page. Our guide on Calgary's zoning changes and lot value goes deeper.
  • Green Line (projected 2031): The City says Phase 1 runs from Shepard to downtown, and SE Segment construction is underway. It says opening day is expected in 2031. The City says the south extension (Shepard to Seton) is unfunded and it cannot estimate when it will be built. Its Expanding South page lists new stations to the south as Prestwick, McKenzie Towne, Auburn Bay/Mahogany, South Health Campus Hospital and Seton. We can't give a date for any Auburn Bay station. See the City's Green Line FAQs and Expanding South page.
  • New Catholic high school attendance area: On October 6, 2026, CCSD published the St. Carlo Acutis High School attendance area letter. It covers communities south of Stoney Trail and east of the Bow River, including Auburn Bay. CCSD's page gives no opening date, so check timing with CCSD. See the CCSD letter.

Who Auburn Bay Suits

Auburn Bay may suit buyers who want a newer home near a lake. It comes with two trade-offs: a mandatory Auburn Bay Residents Association (ABRA) fee and a car-based commute. It may suit you less if you want a CTrain station close by or no association fee. Below, we pair common goals with the facts to check.

  • If you want lake living, ABRA says its lake and park are for members and their guests. Ask ABRA which fee tier applies to the home you're looking at.
  • If you are buying your first home, compare houses, row houses and condos, and get each one inspected. Read our guide to first-time home buyer incentives in Alberta.
  • If you have school-age children, 28% of residents were aged 0 to 14 in the 2021 Census (Calgary: 18%), and the average household had 2.9 people (Calgary: 2.6). School use depends on the address, so confirm with each board.
  • If you are an investor, 25% of households rented their home in the 2021 Census. ABRA says short-term rentals and Airbnbs cannot get ABRA membership, and an owner can transfer privileges to a tenant for a $100 plus GST fee. Read its rules before you buy to rent.
  • If you want to commute by train, Auburn Bay may not fit. The nearest current CTrain station is about 7.8 km away in a straight line.
  • If you own a home in Auburn Bay and are thinking of selling, see our guide to what it costs to sell a house in Calgary.

We can't guarantee price, timing or outcome for any purchase or sale. Tell the Michael Smith Team your budget and we'll show you what fits, street by street.
