What We Love About Rosedale

McHugh Bluff and the old streets are what the Michael Smith Team likes most. As of November 2026, part of McHugh Bluff, a 27-hectare City park, lies inside Rosedale along its south side. The City's North Hill plan says Rosedale has historic tree-lined boulevards. Those two, plus the parks and bikeways, are what we point buyers to first.

McHugh Bluff

The City's park page lists pathways and trails, an off-leash area, and a stairway with a viewing platform down the bluff. The City page says the skyline view is particularly good at night, and the park is open 5 a.m. to 11 p.m. The page does not say where the off-leash area sits, so ask before you plan on it.

Old streets

Rosedale was subdivided in 1909, and Crescent Road emerged early as a scenic boulevard. Six houses on the City's Inventory, built between 1913 and 1952, are located there.

Parks and bikeways

Rosedale has about 8 to 9 hectares of City park land inside its edges, and about 3 km of City bikeways.

Who Rosedale Suits

Rosedale may suit buyers who want a house in an inner-city community, including couples whose children have moved out. About half of Rosedale families had no children living at home in the 2021 Census, and more than 9 in 10 homes were single-detached. It may suit you less if you want a lock-and-leave condo.

If you are selling a family home and buying your next one

About 1 in 5 residents was 65 or older (Calgary: about 1 in 8), and about 3 in 10 were 45 to 64 (Calgary: about 1 in 4). Households were small, with 2 people in 42% of them (Calgary: 32%). A typical lot is about 560 square metres (about 6,000 square feet) on the City's roll, so ask what upkeep a house and yard need. Some people buy first and some sell first. We can walk through both with you.

If you are moving up to an inner-city home

Almost 9 in 10 households own their home, and about 1 in 3 owner households had a mortgage. Ask your lender how current mortgage rules apply to the price range you are considering.

If you want a condo or townhome

The census counts no row houses or semi-detached homes, and about 45 apartment-style homes. Browse the listings on this page, and we can set up alerts for the types you want.

If you are an investor

About 1 in 8 households rented their home. Browse the listings on this page, and we can set up alerts for what you want.

Tell us your budget and what you want next, and we'll show you what fits, street by street.

Good to Know Before You Buy in Rosedale

Rosedale has a few trade-offs to check before you buy. As of November 2026, the Calgary Rosedale Community Association says many properties here have restrictive covenants, which are rules registered on a land title. Almost all homes are houses, and the City's licence list shows very few businesses inside Rosedale.

Restrictive covenants

The association says many Rosedale titles carry covenants or caveats. It adds that the City does not enforce them, and enforcement goes through the courts. Check the title and ask your lawyer. Its covenant guide does not give legal advice.

Heritage guidelines on some blocks

The City's North Hill plan names Rosedale as a Heritage Guideline Area. The guidelines apply to some blocks, not the whole community, so ask the City what applies to a lot.

Few shops inside

Most shops and restaurants are in nearby communities. Licences don't prove what is open today.

A small community

Rosedale is about 590 households. The live listings grid on this page shows what is for sale now.

For safety data, use the Calgary Police Service Community Safety Dashboard. We don't print a Rosedale number here, because the dashboard leaves out some call and crime types.

Homes for Sale in Rosedale, Calgary: Types and Age

Rosedale is almost all houses, and many are older. In the 2021 Census, about 540 of its 590 homes were single-detached, and 63% were built in 1960 or before. The census counts no semi-detached homes and no row houses. Rosedale is in northwest Calgary.

Housing types

More than 9 in 10 homes were single-detached (Calgary: just over half). About 45 were apartment-style: 25 in a duplex and 20 in buildings under five storeys. No buildings of five storeys or more were counted.

Age of homes

63% were built in 1960 or before (Calgary: 9%). About 23% were built in 2001 or later (Calgary: 38%), and about 1 in 7 in 2011 or later. City assessment data show about half of Rosedale's single-detached homes with a build year before 1946.

New homes on old lots

A new home built where an older one stood is called infill. City build years can't always tell a rebuild from a renovation, so we don't give an infill number.

Own or rent

Almost 9 in 10 households owned their home, and about 1 in 8 rented. Calgary overall was 69% owners.

Lot size

A typical lot is about 560 square metres (about 6,000 square feet) on the City's roll. That is a middle value, and lots vary.

Calgary Board of Education (CBE)

Calgary Catholic School District (CCSD)

We don't rate schools. Confirm with the board before you make an offer or enrol.

What's Changing in Rosedale as of November 2026?

Three changes matter for Rosedale buyers. On April 8, 2026, Calgary City Council voted to repeal the citywide blanket rezoning, and the change took effect on August 4, 2026. Calgary Transit's fall service changes took effect on August 31, 2026. The City finished repair work on McHugh Bluff in August 2025.

Zoning

We can't tell you what applies to your lot, so check the City's rezoning page and its land use tool. Our guide on Calgary's zoning changes and lot value goes deeper.

Bus service

The fall changes add weekday school trips to Route 19 and school trips to MAX Orange. Other routes were revised too. Check Calgary Transit for current routes and times; the fall service changes page has the detail.

McHugh Bluff repair work

The City says the slope repair is complete, with a warranty to August 2027. See the project page.
